Type, size, counties, decision timeline, and the three things you most want to fix. Two minutes.
We match you to firms
Licensed Florida management companies who actually serve your county and your association type. No 'we serve all of Florida' generalists.
You hear from up to three
We send the brief to firms that match. They reach out within 24 hours. You pick. We never see the proposals.
Built by people who've run associations.
Common Elements is a Florida company with LCAM-licensed leadership. We've lived inside the management workflow — hurricane seasons, post-Surfside reforms, vendor turnover — long enough to know which firms actually do the job.
Common questions
Is there any cost to me as a board member?
No. The service is free for boards. Management firms in our network pay a per-lead fee only when a board they hear from is a real fit for them and they decide to follow up. You never see the line item; the firm absorbs it as a customer-acquisition cost. How many firms will contact me?
Up to three, in most cases. We route your brief to firms that actually serve your county, your association type, and your size — not a wide net of generalists. If fewer than three firms in our network match your criteria, you'll hear from however many do; we don't pad the list with poor fits. How fast will I hear back?
Within 24 hours for most leads. Florida firms staff their lead intake during business hours; submissions on Friday evening or over a holiday weekend may take an extra day. If a firm in our network doesn't respond within their committed SLA, we route the lead to the next match. What if I'm not ready to switch yet, just exploring?
Tell us in the brief — there's a 'decision timeline' field. Firms calibrate their outreach based on it. If you're in the 60-90 day or 'exploring' bucket, you'll get conversations focused on what the engagement could look like, not high-pressure closing pushes. Many boards come through us a quarter or two before they actually make the switch. Are these firms licensed?
Yes. Every management firm in our network employs LCAM-licensed Community Association Managers (CAMs) — the Florida-required credential under Chapter 468 Part VIII. We verify license status before the firm enters the network, and we re-verify when we route a lead. You're welcome to verify any specific CAM via DBPR's public license lookup as well. What does Common Elements actually do?
We're a Florida-built network for the community association industry. Beyond this matching service, we run the platform at commonelements.com — a forum, vendor directory, RFP marketplace, and statute reference used by boards, managers, vendors, and counsel statewide. This lead-gen service is funded by the management firms in the network, which is why it's free for boards.
